The most pleasant living conditions can be obtained at the Whitehall Condominium only through the cooperation and good will of each occupant in recognizing and respecting the rights of his or her neighbor. The Condominium By-Laws establish a number of principles, rights and obligations designed to insure desirable living conditions. Additionally, through the authority established therein, the Board of Directors has adopted a set of Rules and Regulations to further insure a cooperative atmosphere. Each resident is requested to familiarize himself/herself and shall comply with both the By-Laws and the Rules and Regulations of the condominium together with any changes or additions which the Board of Directors may adopt from time to time. This document summarizes the Rules and Regulations of the Condominium as well as the Operational Procedures for the Condominium. The Rules and Regulations are applicable to all unit owners, Lessees and their families, guests and employees. These rules also apply to tradespeople, service personnel and all others who use the premises. The acquisition of and condominium unit, or the use of the common elements establishes that an individual has accepted, ratified and will be bound by the By-Laws and Rules and Regulations. To the extent of any inconsistency among the documents, the following shall prevail in the order noted: The State Condominium Law, County Law, the Declaration, the By-Laws, the Rules and Regulations, the Operational Procedures outlined in this Guide. Leases issued by owners must be consistent with all of the above. All Rules and Regulations apply equally to the high rise and townhouse units. Although the material in the Guide is separated into categories to make easier to use, violation of any of the principles defined herein, may be considered a rule violation and enforced as such. The General Manager will maintain a roster of all residents. Enforcement of the Rules and Regulations resides primarily with the General Manager who should be notified in the case of non-compliance. However, every employee of the Condominium (engineers, desk clerks) is also charged with enforcement of the Rules and Regulations and they may be delegated the authority to request that a resident cease and desist from activities contrary to the Rules and Regulations.
